Our job is to handle the tenants, paperwork and filings so you do not have to. Our services for buildings and individual units include: Leasing: prepare residential leases and riders for rent stabilized and decontrolled apartments work with your attorneys to prepare commercial leases and riders investigate rent stabilization and rent control abuses by tenants A management team with ten years experience that will: collect the rents when due and pay the bills handle all tenant complaints and repairs oversee repairs in apartments and on the premises supervise major capital improvements and file the necessary paperwork to receive the MCI rent increases coordinate sprinkler/extinguisher inspections, elevator inspections, boiler inspections, fire department and DEC permits and all other required filings inspect the buildings on a regular basis and oversee the maintenance and repair of the premises Preparation reports detailing: the collection of rents and expenses the repairs being performed on the premises any pending litigation monthly/yearly accounting for the property filing of all city, state and federal forms required under the law including building registration and rent controlled/stabilized apartment registrations. We are on-call 24 hours a day, seven days a week, 365 days a year, and we can provide a superintendent for the premises.
