Client Case Study A client was referred to us by a local realtor for a refinance. The client had been turned down several times due to a Bankruptcy filing a few years ago. Normally, this filing would not be a problem after 3 years have passed. In this case, the 3 years had passed and the lender would still not move ahead. The lender was now concerned about the fact that our Borrower did not reaffirm the current mortgage during the BR. Our client had kept the 1st mortgage current and never had a late payment, even though the bankruptcy filing. The lenders rules seem to be made for throwing the consumers new roadblocks each and every day. I did some careful research and I was able to find out that most lenders see this as a problem loan for the future. I was also able to locate a lender that did not see this as a problem. So after being turned down 3 times by other lenders....this client was finally able to lock in a low 30 year fixed rate loan that placed him in an excellent long-term position.
