Answer: We are a Private Money Investor who funds hard to place loans for residential and commercial borrowers nationwide with my private group of individual 1st Trust Deed Buyers. We create, structure, underwrite, and present your loan individually to the correct 1st TD buyers so your loan funds quickly and painlessly. For our investors, we pass the interest rate through to you at the rate of 12% - 15% interest rate. Our borrowers must meet some minimum guidelines to fund: 1. Prove the ability to service the new debt 2. Prove the ability to exit the loan in the short duration given of 12 - 36 months 3. The property must have a debt service coverage ratio of at least 1.25% to cover the payment 4. Borrower must have clear title to the property 5. The property must have at least a 50% equity position on the 30 day quicksale value, which is lower than the market value of the property. 6. The property must be an investment and show income on a Schedule E for at least two years, or have an 1120 corporation tax return or 1065 tax return for a partnership with a profit/loss statement, and current leases.
