Answer: Clutch Industries is a full-development construction company. We focus on adaptive reuse, flex warehouse, and full multifamily construction from land acquisition to occupancy. We focus on projects in the Willamette Valley and the surrounding area. We currently have over 500 multifamily units planned for the next 3 years. Our development story begins in 2017 with the need to advance projects in our portfolio and start developing new acquisitions. We are a team-driven company. The early challenges of projects helped show us how effective an aligned, well-chosen team (subcontractors, project managers, architects, land development) can be. We are excited about finding the next project, always looking for additional opportunities, and always looking for opportunities to improve our product. Our real estate plan is all based on adding value through our development process. From simple zone changes (never simple) for best use, saving and repurposing existing buildings to new construction, each step adds, value but all require patience. Real estate is a value add, delayed gratification game that we love to play. Some of our projects are still 2-10 years out. The markets may go up and down but real estate will continue to have demand forever. The old adage "Buy land, they are not making anymore" is very true. In Oregon, our land use restrictions are rapidly getting significantly stronger and more expensive. It is getting harder and harder for any developer to push a project through the system. We have seen many of the old-guard builders step away from building in Oregon or simply no longer want to fight the battles to get a project approved. We have built an amazing team to understand the challenges and changes and we believe there is NO other team in the Willamette Valley that has our skill set.
