Answer: Banyan Commercial Capital is a boutique financial intermediary that was created to be a one-stop shop for the entire capital structure of commercial real estate transactions. This means Debt, Mezzanine, Preferred Equity, and varying types of JV equity. We see our role as providing options that put the sponsor from search mode to decision mode. Our goal is to provide opportunities for the sponsor to maximize their return and create long-term relationships with our capital sources. There are many ways to structure capital today, with new entrants to the market on a monthly basis, and competition requiring that sources stay current and competitive. Being in daily contact with our sources provides the ability to link sponsors to the most aggressive sources at any point in time. Today, sources are being more creative out of necessity. They are lowering return expectations and/or offering other bells and whistles such as providing guarantees to debt providers or providing both preferred equity and JV equity into the same transaction. We also specialize in creative debt solutions. Similar to equity, debt providers have had to blur the lines between bridge and permanent loans in order to stay competitive. A simple example is long-term construction loans with forward rate locks, and non-recourse terms, with flexible prepayment during the perm loan. More extreme is providing structured fixed rate permanent debt on underperforming assets, providing fixed rates, non-recourse, and good news money. It is our role to know who is doing what, and when. This is our value-add.
